Mondeville is an exemplary redevelopment project, showing how to bring an abandoned industrial site back to life by developing an ultramodern 82,000 SQ;M logistics platform
In Mondeville, at the entrance to Caen, CARREFOUR teams took possession of their new 82,000 m² Aut0nom®-certified logistics site. Developed across eight storage cells, it accommodates—under a fixed 9-year lease—the activities previously operated in Carpiquet, thereby supporting the expansion of CARREFOUR’s logistics operations in the region.
The site features two temperature zones, with a quarter of the building dedicated to a fully mechanized refrigerated area (2°C/4°C), and the remainder used for storing ambient-temperature products. A 2,500 m² block of offices and staff facilities completes the complex. Expansion capacity has also been preserved to support CARREFOUR’s long-term growth;
An impressively large photovoltaic plant has been installed on the roof. Producing 1,850 MWh per year and dedicated to CARREFOUR’s self-consumption, it will cover most of the warehouse’s heating, refrigeration, and lighting needs with green, decarbonized electricity generated on-site. This plant is complemented by storage batteries and the installation of electric heat pumps, which consume far less energy than traditional gas boilers.
Beyond the focus on the building’s energy performance, the land component of the project is also exemplary. The redevelopment of a former 30-hectare STELLANTIS (formerly PSA) industrial brownfield site—previously decontaminated—made it possible to significantly limit soil artificialization and the overall ecological impact of the operation.
Lastly, the project is noteworthy for its strong environmental dimension and commitment to protecting biodiversity, including an extensive reforestation and landscaping plan. The existing trees were preserved, and 11,000 new plants—using local species—were planted following the Miyawaki forest principle. In total, 41% of the site area is dedicated to green space.
